Some Local Statistics for The New Year

I thought you would enjoy some statistics from last year! It has been VERY interesting to see how real estate sales are trending. Right now the inventory is low only 932 residential listings and we as agents are scrambling for good homes to list. Pricing is very important right now! Also, the average list price is $306,065.00 and they are on the market for an average of 194 days. We sold more homes in 2011, in 2011 we sold 2,394 homes and that is up from 1750 in 2010. Although that doesn't mean that the prices are increasing, in fact the average sales price is down from $210,512 in 2010 to $177,727 in 2011. The following are some more statistics by area. Thanks!

Housing market improves, but foreclosures spoil the party

We are seeing the same trend here in Grand Junction. Our inventory is down and home sales are up, however the average price of recently sold homes is down slightly. Mesa County foreclosure filings, sales, up year-over-year | GJSentinel.com

The fact that sales are up is a good thing. Just Remember that an increase in sales doesn't mean that the sales prices have increased. If you compare the first half of this year to the first half of last year the prices have decreased, some areas more than others.

Mesa County Real Estate Trends For Last 20 Years

Let me just start by saying....be prepared to be surprised. The following graphs show how many homes have sold each year in the last 20 years. It is definitely an eye opener. That being said I think we need to learn from our history. If I had a penny for every time one of my parents said.."I should have bought that home on the corner back in '85. It was a HUD home priced for $75,000 and it just sold for $250,000 last month" or "Back in '85 that home was going for $65,000 and my payment would have been around $500 a month. I never really liked it much for me, but he is getting $1300 a month for rent on that thing, now." As we watch these homes come on the market and the asking prices dropping, this is a great time to invest in our future. Just remember to make sure it will cash flow (pay for itself) today. The following link includes statistics for regional areas. The good news that all regional areas showed an increase, Although some area home sales increased more than others. Also, if you haven't owned a home in the last 3 years, you may qualify for the $8,000 tax credit. In order to take advantage of this credit you need to close on your new home before Dec. 1, 2009. Graphs-Grand Junction Real Estate Statistics for February 2009

For February things were still slow, but better. Homes sales increased from 68 to 109 for the entire MLS(Multiple Listing Service). Things are looking a little better for March, however I don't think the volume will come close when compared to the last two years. There was a huge discount in the $300 K -$400 K price range and that is due to one home taking a $53,000 discount. I am seeing the prices coming down on the homes that haven't been updated and if you are willing to do the work some of these homes are great deals.

January 2009 Newsletter-GJEP News

The Grand Junction Econimic Partnership just came out with this newsletter. As bad as the economy has seemed, it really isn't that bad. Our local economy has slowed down just a bit. When you look at the numbers you realize that our local economy is doing pretty good.

November was a pretty slow month, all the way around. Between the uncertainty with the election, stock market, and the economy, people were just a little nervous. December was much better and the general concensus is things are picking up in the real estate world, especially with the low rates.

Grand Junction Real Estate Statistics for October 2008

I know I'm getting this information to you a bit late this month. Sorry! The good news is that I should have November's Stats in a couple of weeks.

The Summary for October 2008 looks like this -

  • October was a very slow month for real estate in Grand Junction. However after the election business picked up, at least for our office.
  • 159 homes sold. Also, we went from average days on the market(DOM) to average months on the market and that was at 4.2 average months.
  • In October, inventory was down considerably for homes priced lower than $450,000.
  • The average price of the homes sold this month went down slightly by $4,002 to $246,787.


Disclaimer, I get the monthly statistics from my broker and his numbers take into account the expired listings and therefore slightly differ from my weekly statistics

Grand Junction is still in the Top 10, Baby!

The US housing index report came out today. I for one was very interested in what it was going to say. Sales have slowed down a bit and I was curious to know if the prices of our homes had went down as well. Our homes actually appreciated more in the 3rd quarter than the 2nd quarter. In the 3rd quarter our homes appreciated 1.21% up from .82%, in the last year they have appreciated 4.67% down from 5.25% and over the last 5 years they have appreciated 66.11% down from 65.05%. I don"t know about you , but I sure am glad we have + (plus) sign in front of our numbers. I can't help but think "Not a bad return on you money".

Grand Junction Real Estate Statistics for September 2008

The Summary for September 2008 looks like this -

  • 244 homes sold, and the average days on the market(DOM) was 109. You can see the DOM broken down by price range on the graphs.

  • In September, inventory was slightly down in homes priced lower than $450,000 and there was a slight increase for homes priced above $450,000. There was a slight increase in sales for September.

  • The average price of homes sold this month went up $6,190 to $250,789.

According to our local MLS, there are currently 1,609 active residential listings in Grand Junction, 254 homes are under contract, and 47 homes sold last week. The number of active listings was reduced by almost 100 this week. They are broken into areas below-

There were a strong number of closings this week, especially for it not being the last week of the month. By special request, I have started including statistics on New Construction.
